Identify what is actually significant
Architect, builder, period, alterations, materials and original details should be researched where possible rather than guessed.
Photograph sequence and proportion
Architecture is experienced through relationships between spaces. The image set should explain those relationships, not simply produce one dramatic photo per room.
Know when not to 'update'
Replacing distinctive original elements with generic finishes can erase the very thing that differentiates the property.
Find the right comparable logic
Architectural quality does not eliminate the need for market evidence, but it can explain why raw price-per-square-foot comparisons are incomplete.
Write with restraint
The design should carry the story. Good copy gives buyers context without burying the property in adjectives.
